The Nantucket Real Estate Market Nantucket real estate sales recorded an exceptional year in 2017. Including commercial sales, total sales volume topped $1,041,000,000 for the best sales year since 2005. 2005, which set the record at $1,203,000,000 in sales, recorded 611 transactions as opposed to 486 this year. From that lofty point, sales plummeted to $422,000,000 for 2009, a 63% decline in just four years. Since 2009 the Nantucket real estate market has made a consistent climb upward and the last four years, with slight variation, has averaged $965,000,000 in total sales. This consistency has created a solid foundation for property values.

2009 - 2017 House sales represent the most significant part of Nantucket real estate sales. 2017 traded the highest dollar volume in history, besting the previous high in 2005, and alone nearly broached $1 billion. Using 2009 as the touchstone year, house dollar volume has averaged 86% of all sales.

On a transactional basis, house sales dominate the Nantucket real estate market averaging 81% of all sales. We do not expect this pattern to change and will eventually see house sales climb above 90% of all sales for a few reasons: • There is very little land left islandwide for subdivision. • Developers today are often building and selling finished houses as opposed to the tradition of selling vacant lots. Examples of this newer trend are housing developments such as Miacomet Preserve and Hawthorne Park.

Nantucket Housing Market Dollar Volume 2017 was an excellent year for house sales with a record $924,000,000 in transactions. This surge in dollar volume helped house sales appropriate 89% of the total 2017 dollar volume. Great Point Properties particpated in $327,229,225 of those sales.

Highlights of 2017 • The $2 to $3 million and $3 to $4 million dollar price segments saw record dollar volume, up 30% and 19% respectively over 2016. The over $6 million dollar segments also saw solid gains with the $10 million plus market increasing 37% over 2016. • The highest average and median sale prices since the great housing bubble of 2004/2005. Since bottoming in 2010, average selling prices have steadily risen 44%. Median selling prices are up 55% since bottoming in 2013, with dollar volume up 120%.

Nantucket Housing Market 2017 saw a decline in sales below $1,000,000, mostly due to the lack of inventory. We also saw the lowest dollar volume in sales below $1,000,000 since 2011. A glance at the chart below shows how this robust housing market has impacted sales below $1,000,000. Since a sales peak of $111.42 million in 2013, market sales below $1,000,000 have declined 37%.

Embedded in the $81.9 million of sales below the $1 million mark for 2017 were over $13 million in deed restricted “affordable” houses. Deed restricted affordable house sales have increased 500% since 2013. With those transactions removed from the less than $1,000,000 price segment, 2017 saw the lowest dollar volume since the entire real estate market bottomed in 2009. Thanks in part to sales in Sachems Path, an affordable housing development on Surfside Road consisting of 40 dwellings, the affordable house sales dollar volume has climbed thirteen fold since 2009.

Nantucket Housing Market Transaction Volume House transaction volume has remained steady over the last four years. Sales have not broached the recent high of 416 in 2014, even with the surge of affordable sales in the last several years. Removing those sales would mean that house sales plateaued in 2014 and averaged about 360 sales over the last three years. This makes the total house dollar volume $924,500,000 even more impressive.

2017 Real Estate Highlights • House sales bottomed in 2008 with only 192 transactions, In 2017 we saw 406 transactions.

• The record for house transactions was 501 set in 2004. • House transaction volume has been stable since 2012 with only a 10% variation over the last six years.

• Over the last four years, transactions have averaged 398 sales a year.

• Since 2013, transaction volume below $1,000,000 has seen a 40% decline in sales.

• The most notable transaction gains have been between $3 and $10 million. Since 2013 sales have grown 111%, from 37 sales in 2013 to 78 sales in 2017.

• 2017 did see the most eight figure sales ever with ten sales, a 47% jump over 2016.

Great Point Properties believes this decline in land sales is the result of three events • Significant land conservation efforts began in the mid-1960s with the Nantucket Conservation Foundation, owner of over 9,000 acres, and was supplemented by the formation of the Nantucket Land Bank in the early 1980s. Complementing these two major conservation organizations were the efforts of smaller conservation groups. As a result, upwards of 40% of the island’s 47.8 square miles is in permanent land conservation. • Beginning in the early 1980s regulations were enacted to protect wetlands and other vital natural habitat from development. • Juxtaposed against these efforts was the rapid development of the island, beginning in earnest in the early 1980s.

Nantucket Land Sales The greatly reduced supply of vacant lots has not tempered buyers’ appetite for new construction and has created a new trend. A number of houses are being purchased and removed for new construction. While these sales are technically considered house sales, they are effectively land sales. Another trend is modestly sized lots are being subdivided. Recent zoning changes in the more dense zones have made this subdivision process easier. • 47 Cliff Road is a prime example of this type of subdivision. The entire property was originally marketed unsuccessfully for $18,500,000. The owners then subdivided the one-acre property into three lots. The main lot with the house sold for $10,350,000. A new house was built on the second lot and sold for $8,890,000. The third lot has a new house and is currently listed with Great Point Properties for $9,500,000. • At the other end of the price spectrum, a one-acre lot on Gray Avenue, off Fairgrounds Road, that sold for $605,000 in 2017 was subdivided into three lots. Two of the lots have sold for $530,000 and $695,000. The third lot is currently listed for $635,000. This property benefited from new zoning regulations making it more practical to create these small subdivisions.

Nantucket Commercial Market Commercial Sales 2003 - 2017

Commercial sales are often skewed by large transactions. In 2015 and then again in 2017 the Nantucket Storage Center sold for $25,000,000 and $37,500,000 respectively. In 2014 the sales of Nantucket Bank from Santander to Blue Hills and the purchase of five properties on Old South Road totaled $17.68 million, 44% of the total dollar volume for that year.

Sconset Spotlight House Sales The average sale price hit an all time high with the Great Point Properies’ sales of 20 Sankaty Head Road and 91 Low Beach Road each selling for $7,500,000. The $6 million to $10 million price range saw the highest year over year growth in 2017 at 124% in dollar volume. This trend speaks to buyers desire for turn-key real estate. Yet sales below $3 million make up a substantial part, 70% of Sconset house sales. Transaction volume was down by 30% from 2016 and dollar volume followed suit, down 27%.
