The 2014-2015 Alpine Season started with a light dusting of snow and muted activity but culminated into a record breaking year. The tide has truly turned and the appetite for owning a home in the Alps has increased dramatically. The main reasons are the easing of the Eurozone economic woes, the strength of the Sterling against the Euro, the calming of the Swiss Franc and a greater clarity surrounding Swiss property regulations. Key ski resorts are benefiting from generous pledges by local councils to maintain and upgrade lift systems and there are opportunities for VAT rebates on off-plan and new build properties when these are put on the rental market. We are delighted to bring to the market a wide range of alpine properties from across our network not only in the French and Swiss Alps but also for the first time ever from our American partners Douglas Elliman in Aspen (p50). We hope you’ll enjoy reading the editorial specifically written for this edition of Alpine View. The three editorials focus on Alpine cuisine and fine dining exploring the galaxy of Michelin stars gathered over the Alps in recent years (pg 14-15), sustainable and cutting-edge Alpine architecture (pp 2223) and the year round appeal of the Alps – from the summer to the height of the ski season (pg 40-41).
Two Seasons
Our Swiss alpine network has grown and can now boast partners in the key resorts both in the French speaking regions as well as the cantons of Bern and Graubünden. This alongside new Knight Frank office openings planned in the French Alps for Méribel Village and Courchevel Village has strengthened our commitment to the Alpine market. We are cemented as leaders in our market place for both our research (p4-5) and the quality of the properties we bring to the market.
42
We very much look forward to welcoming you back to the Alps this season and working with you to sell or find your ultimate Alpine home.

In addition, the resort is 1000m higher in altitude than other towns A1 Kusnacht - attracting A13 those looking for a good quality of life. last to close. It also offers an interesting and diverse nightlife. We are witnessing an increase in prices as well as strong market value.
What types of property are in greatest demand and who is buying them? DG: The best price range in Verbier is around CHF 5m, these are good quality chalets and apartments with four to five bedrooms, easy access and great views. Traditionally, the majority of the buyers are Swiss (42%) or British (22%). EG: Large, newly built apartments between 150 sq m to 250 sq m are most popular with British, French and Benelux buyers with new buyers emerging from Latin America. AS: Central two or three bedroom apartments of high quality or family sized chalets with three or four bedrooms, priced between €1m and €1.5m within walking distance to town. They are very popular with all types of buyers,
particularly British. BW: The higher end of the market is most popular (CHF 3m +) with mainly European buyers, some taking residency and some purchasing for investment purposes.
What’s your outlook for the next 12 months? EB: Generally positive, the previous 12 months have been good and I am expecting the next 12 to be even better. Favourable mortgage rates should encourage more sales even at the top end of the market, especially where properties are priced more sensibly. OB: My outlook is positive as the Middle East is beginning to turn towards Courchevel, leading to a new pool of buyers. Also, the number of new build properties on the market has decreased so people are turning to resales instead leading an increase in prices. BW: The outlook is positive, we are seeing clients choosing Switzerland over other markets
in Europe and rentals in 2016 are looking promising. DG: I expect another year of stability. In the medium term, prices may start to increase due to a restriction on construction yet demand is increasing. AS: Very positive, there is a sustained level of demand and the resort is growing, as a result there is increasing investment from the town hall.
and the price point slightly less than Gstaad at CHF 20-25,000 per sq m. OB: The opening of the new aquatics centre, Aquamotion, in which the Mairie invested €17m is the largest alpine aquatics centre. The Mont Blanc Unlimited ski pass now includes the Evasion Mont Blanc ski area There is a lot of development in Chamonix but this will eventually decrease leading an increase in prices.
What is your resort’s best kept secret? BW: Gstaad is constantly improving itself but the village of Saanen has now completed its pedestrian zone. This is good for those looking for an authentic mountain village with boutiques and local restaurants,
all the lifts in Chamonix and Courmayeur. The price has only increased from €285 to €293 for the 6 day pass. EB: There is a lot of development happening in Megève; the opening of the Four Seasons in 2016, over €100m is being invested in the lift system within the next two years and the Commune is investing €60m in the new wellness centre. DG: A new sports centre is due to open soon with the possibility of another 5* hotel coming soon to the resort.

Cuisine in the Alps
Starlight across the Alps The Alps are synonymous with winter snow and all things vertical. Yet the tranquil, and distinctly horizontal, dining table is experiencing something of a renaissance. The mountains are home to many of the world’s most fashionable ski resorts – Courchevel, Verbier and St Moritz among them. As these resorts have become increasingly popular with the world’s elite, the Michelin stars have followed. It is perhaps in the French Alps that the stardust falls most heavily, Courchevel and Megève are positively bejewelled with Michelin stars, boasting more than 20 between them.

ALPINE VIEW - 2016
Interestingly there are clear signs that skiculture across the Alps is energetically reviving a romance with traditional Alpine cuisine – and giving it a distinctly modern twist. The food served at Whitepod - an eco-luxury, uber-modern, nature-worshipping resort - is exclusively traditional Swiss cuisine and all the ingredients are locally sourced. Certainly, it is an ecologically intelligent decision to source and celebrate ingredients found on your doorstep, rather than relying on costly imports. Chef Marc Veyrat, known for his creativity and his signature use of Alpine mountain herbs and plants to flavour his innovative dishes, has been acquiring Michelin stars (six in total!) and accolades at his restaurants in Annecy and Megève for decades. At the same time there is a growing trend for a ‘complete eating experience’ including guided foraging excursions in the summer months, celebrating ‘local Alpine food’ in yet another way.
Chef Sergi Arola, of the Hotel W in Verbier comments: “Of course I source local products! The Alpine regions are proud of the rich variety of their seasonal and organic products and we respect our local suppliers. Verbier is a key mountain resort and our customers are the same around the world. They expect high standards and high gastronomy - all our values. We maintain that philosophy here in the mountains in exactly the same way that we do in London, Hong Kong and New York. We are prestigious, we are serious about everything we do - but at the same time we make a twist, so we are prestigious yet fun!” The local ingredients found across the Alps are mouth-wateringly rich and far more varied than one might be tempted to assume: cured meats, cheese and other dairy products, of course! As well as hearty soups, stews and civets of game all grace the Alpine table. “The ambition of this new Alpine culinary experience is filtering down from the very best restaurants to the humblest of tables. There is real flare around the preparation and presentation of food in the Alps today. The international visitors, who come year-round, have exacting tastes and so there is more variety. Yes, you can still get your tartiflette and fondue – but really well presented and tasting better than ever before. It is a great time for food in the Alps!” Philip Jones of Le Savoie Faire, Chamonix

Architecture in the Alps
Modernist Mountains
2015 marked the 150th anniversary of the conquest of the last major peaks in the Alps. These extraordinary achievements are being celebrated in a series of exhibitions across the Alps, particularly in Chamonix. 22
ALPINE VIEW - 2016
The Alps have become a melting pot created by international buyers. These visitors have, over the last couple of decades, pushed the ambitions of the resorts to the highest level and far beyond the needs of the traditional local communities. These new buyers bring with them exacting requirements and the highest of expectations to every project. They demand beautiful proportion in the design, modern materials and approaches - vital to effectively withstand the elemental demands of the mountains. Therefore, everything I create must be sustainable, must be environmentally sensitive in every aspect and built to the highest standards. It is challenging and represents a revolution in terms of architecture. I am the third generation in my family to work as an architect in Chamonix so I have experienced these changes in attitude first hand. No one, no matter how wealthy and welltravelled, can fail to be touched by the incredible beauty of the mountains. And so, it often is, that beyond money, beyond sport, beyond status, there is a desire to give something back and to preserve for future generations. This is very much the spirit of the mountains today.” Renaud Chevallier of Chevallier Architects Architect
Today we no longer seek to conquer the great alpine wilderness. Instead we look to enjoy the mountains with an everlighter footprint. With this in mind, modern, ecologically sound and sustainable architecture is a vital part of this equation. The demands of the environment, particularly extreme weather conditions, create a near perfect challenge for architects. The magnificent new Refuge du Goûter on Mont Blanc opened last year and is a marvel of sustainability. Designed by Hervé Dessimoz, the new space-age,
intelligent building is perched on a sheer cliff face and is as beautiful inside as it is out. The eco-architecture challenge has attracted further eminent names to the Alpine region over the last few years. Examples include the Tate Modern architects, Herzog and de Meuron taking on the humble job of renovating a cable car station to the now spectacular and futuristic Skyway Monte Bianco, as well as Norman Foster’s works in St Moritz and avant-garde artist and architect, Heinz Julen’s visions of modernism in Zermatt.
old-world elegance, exuding timeless charm - will never be overlooked in any architectural guide book. However behind these façades lie pioneering modern architecture and interior design. It is this spirit Chevallier speaks of which has created a new allure for the alpine setting - one that is well suited to the acute angles of the mountains, the stark contrast between the white snow and blue sky, the neat arrangement of the tree line and the black-green depths of the alpine forest.

The Alps In view
The Alps for all Seasons The Alps, defined by their winters, are the birthplace of mountain worship in the western world. Even in the Alps winter doesn't last forever and when spring and summer arrive, the best of the Alpine villages take on new, warmer personas.
Whether you are considering buying another home or looking to relocate – the Alps offer more than enough to delight, challenge and amuse all the year through. 40
ALPINE VIEW - 2016
The leading resorts of the Alps recognised their year-round potential early on and for over a decade the most forwardthinking resorts have, using generous public and private funds, taken every conceivable opportunity to invest in and develop their assets. The towns and villages of the Alps bustle during the summer months with weekly markets, festivals and all manner of events and celebrations. The ski-lifts, gondolas and cable cars provide easy access to hundreds of kilometres of high mountain footpaths and bike trails. The sporting facilities across the Alps are exceptional, from world-renowned mountain and road biking to spectacular golf courses,
horse riding, hiking and climbing. More unusual pursuits include white water rafting, hurtling down the Summer Luge and taking on the famous James Bond bungee jump as featured in GoldenEye. Each year, more inventive ways of enjoying the mountains appear, like the Fantasticable – 1200m of zip-wires that fly you between mountains. For a gentler perspective, there are opportunities for hot air ballooning, peaceful creeks for fishing, scenic railway journeys like The Bernina Express or the Golden Pass Line (both in Switzerland) and indulging in any one of the luxury spas. The international community is increasingly hungry to enjoy and experience the mountains. Perhaps because exploring the wilderness is seen as the ultimate antidote to our hectic urban lives or simply that the mountains offer a healthy and active lifestyle year round. Over the past 20 years, the lifestyle in the Alps has become one
of the most sought after and property demand is fast growing as a result. An estimated 10 million Americans go mountaineering annually while a documented 50 million are avid hikers. Closer to home, some 4 million British people consider themselves to be mountaineers. The Alps offer both great satisfaction and a myriad of challenges for every age and interest - individuals, couples and families alike. The situation of The Alps adds to its international appeal with some of the best resorts located no more than an hour by road from Geneva. It is therefore no surprise that many people are increasingly looking to relocate here. The educational opportunities in the Swiss Alps are world renowned with schools such as Le Rosey, with its winter campus in Gstaad, Aiglon College in Villars and most recently, the brand new Regent’s College in Crans Montana.

There’s no denying the unique personality of Aspen Mountain. Known by locals as Ajax, Aspen Mountain is where it all began and best known for its steep face, with no beginner’s terrain anywhere in the trail system. Highlands
is less crowded and appealing for its expansive and varied terrain, being home to some of the best in-bounds backcountry skiing in the country. Its chief draw is the immense Highland Bowl, which is a rite of passage for expert skiers. Buttermilk’s slopes are more gentle, but by no means a bunny hill. It is still a big mountain with more than 610 meters (2,000 feet) of vertical drop, giving novices a sense of the great views that can be had from the top of Aspen peak. The aptly named Snowmass features an abundance of deep snow with 94 trails and the largest vertical descent in the United States at 1,343 meters (4,406 feet). During the last ski season, Aspen experienced nearly 879 cm (346 inches) of snowfall. 82

Many of Aspen’s residents enjoy the fact that Aspen is very secluded – especially during the winter when the road which links Aspen with eastern Colorado is closed, leaving only one route into town. Unless you have an airplane, that is. As the line-up of private jets at its small airport will attest, many avoid the one road into Aspen altogether. RED Aspen’s is also amplified M Oseclusion U N TA I N by being surrounded by national forest, another great attraction for those who like the great outdoors.
