COMMUNITY NOTICE
As all Community members have become aware, there have been concerns about Crimes that have happened. The Durham Police Department is still investigating recent events, and homeowners and tenants will be updated as developments become available. The Durham PD has stated that there is no threat of danger within our Community at the current time. At times like this, we must all be vigilant about the on goings in the Community. Please find below important information regarding safety, concerns/questions, and noted covenant regulations that will be strictly enforced. Parking Due to the recent events and for safety, there will be strict parking enforcement, as it has been for the last few months. For the safety of all residents, as well as for ease of traffic, street parking is strictly prohibited, no matter the reason or location. The only street parking that is permitted, is on Harvest Oaks Lane on the dumpster side of the road. This is a city street and city regulations must be followed. Vehicles parked on the street will continue to be towed without notice. This is not a new regulation, and has been enforced since April 2015. Going forward, there will be no parking in the undeveloped parking lot. These lots are privately owned, and parking here is prohibited. This is also for the safety of residents who have been parking in this lot. Towing will be enforced. A parking map can be provided to anyone who needs one. Simply email the Board at the email address at the end of this notice. Long term use of the guest spots by residents is against the Rules and Regulations of the Community. Guest spaces are for short term parking only. Vehicles that are constantly parked in guest spaces, or are disabled or unregistered in a homeowner’s spot will be tagged with notice of towing date. Unless someone is parked in your personally marked unit parking spot, all towing is initiated by the Board. Concerns or complaints must be directed in writing to the Board email. Below is the excerpt from the Declaration of Covenants regarding parking.

Dumpsters Dumpster use has drastically increased. The Board of Directors have been working hard to enforce no dumping policies. Any homeowner or tenant caught dumping outside of the dumpster (including trash bags and cardboard), or using the dumpster for disposal of large furniture will be subject to fines pursuant to the local laws. If any resident notices dumping, we encourage you to please notify the Board immediately by calling the number listed at the end of this notice. The dumpsters are being monitored, and will continue to be monitored. Please also remember that dumpsters are for everyone’s use. If you have a large load of trash, please wait until the night before pick up to see if it will fit, or take it to the City dump on E. Club Blvd. Contact Information It is very important that the Board of Directors is able to get in contact with homeowners and tenants. When events, such as the crime that happened recently, occur, it is important that all residents can be notified. We encourage all residents to contact the Board at the email below with their contact information. The Google and Yahoo groups are the easiest and fastest way to notify residents. Crime Prevention The Board of Directors is working with the Durham Police Department to get our Neighborhood Watch reinstated. Everyone is concerned about recent events. However, there are some precautions we can all take to prevent crime in our neighborhood. It takes a group effort to prevent crime. Unfortunately, sometimes, there is nothing that can be done about a crime taking place. However, by following certain guidelines, we can prevent a majority of crime. ● Car breakins have always been a concern. When parking your car, please be sure to remove all valuables from the vehicle. If there is nothing to steal, there is no reason to break into a vehicle. Be sure your windows are up, and doors are locked. Removing garage door openers from sight or from the vehicle will prevent thieves from being able to access homes. ● Get to know the neighbors. The Board encourages everyone to know who is living near them. This will help everyone to know when a person who doesn’t belong in the neighborhood is loitering about. ● Report all suspicious activity to the Durham Police Department. They have stated several times that they are happy to come and patrol the area as needed. However, they must be made aware of activities to be sure that they come when needed. As a Community, we can band together and create a safer, more livable Community for all residents
All concerns, comments, or complaints can be sent to the Board by email at
