THE EDITOR Innocent Chirisa is a Full Professor (Urban, Regional and Environmental Planning) in the Department of Rural and Urban Planning at the University of Zimbabwe. Currently is serving as the Deputy Dean of the Faculty of Social Studies, University of Zimbabwe. He is also currently serving as the Chairman of the Department of Rural & Urban Planning, University of Zimbabwe Prof Chirisa was recently appointed as a Research Fellow, Department of Urban and Regional Planning, University of Free State, Bloemfontein, South Africa for the period 2016 to 2020. He is external examiner for the Department of Geography, Bindura University of Science Education (Zimbabwe) and the Department of Urban and Regional Planning, University of Venda (South Africa). He also served at external examiner, Department of Rural and Urban Development, Great Zimbabwe University (Zimbabwe). He is a Corporate Member of the Zimbabwe Institute for Regional and Urban Planning (ZIRUP). Prof Chirisa is the National Liaison Officer for the Zimbabwe Chapter of the Organisation for Social Science Research in Eastern and Southern Africa (OSSREA). Prof Chirisa joined the University in 2007 as a lecturer having taught, for two years in the Department of Civil Engineering at Harare Polytechnic. A prolific writer and author of a combination of over 100 refereed journal articles, book chapters and books achieved in 10 years, peri-urban housing is the chief focus of his research. He is responsible for teaching Environmental Planning and Management and has a keen interest in urban and peri-urban dynamics. He is currently focusing on environmental systems dynamics with respect to land-use, ecology, water and energy. He holds a DPhil in Social Sciences with an inclination towards regional and urban planning. Prof Chirisa strongly believes in diligence as his anchoring philosophy of which Proverbs 22:29 is his fuel in achieving his ambition: “Seest thou a man diligent in his business? he shall stand before kings; he shall not stand before mean men.” (The Bible, King James Version). Therefore, it is critical to understand urbanisation and urban development-what creates and what drives urban centres. Planners and realtors have also got to engage more in forward planning than purely focusing on development control. Preparation of layouts and issuing development permits has to move ahead of the demands in the real estate market and work closely with planners and developers to address needs of the citizens. This volume, Fundamentals of Planning and Real Estate Studies: A Primer for Zimbabwe, attempts to put together critical knowledge needed in developing a new generation of planners and realtors in Africa.

Fundamentals of Planning and Real Estate Studies: A Primer for Zimbabwe

Planning and Real Estate are part and parcel of the Built Environment chain focusing on the primary interventions on land-use, and its transformation into the Built Environment. The fundamentals of both arenas relate to techniques of layout design, development control, transactions on land, the resultant built environment, management of land services and infrastructure. Also included in the realm of planning and Real Estate are the interactions with individual households, communities, private developers, banks and finance houses. The fundamentals for planning and real estate provide a foundation for understanding the Built Environment as a by-product of human transformation of the natural environment. Urbanisation is central to this transformation as land is annexed and transformed into houses, factories, shops, stadiums, roads and railway tracks.
