The Westin Cleveland Downtown opens with a bang
The 9
Cleveland’s first Westin property opened to great fanfare in May 2014. The $70 million dollar investment led by Optima Ventures and Sage Hospitality includes a 484 room hotel, 9,000 square-foot Grand Ballroom, 18 meeting rooms and full-service Starbucks. LAND Studio curated over 1,500 pieces of artwork, including 40 original pieces from Cleveland-based artists.
In Q2 2014, Downtown Cleveland Alliance moved their offices to the center of one of the largest development projects in the heart of Downtown. The corner of East 9th Street and Euclid Avenue will soon be home to Marriott Autograph Collection Hotel, restaurants, additional offices and downtown’s first Heinen’s grocery store. The project’s apartments began pre-leasing in Q2 and are over 67% pre-leased and expected to open nearly 100% leased.

Construction completed on new Cuyahoga County Administration
Flats East Bank Phase Two construction continues The construction of the new Cuyahoga County Administration building was completed in June. Over 600 county employees begin moving into the new offices in July and August. The 220,000 square foot building is eight floors, LEED Silver certified and features a rooftop park-like atmosphere for employee-access. The opening signifies another catalytic project for the continued development along E.9th Street.
This quarter, the developers behind the Flats East Bank project secured financing for Phase II, which will include the waterfront district’s first apartments, scheduled to open in the second quarter of 2015. Aside from residential development, the second phase will mix in street-level restaurants, businesses and parking. Phase two also includes a boardwalk among other standalone restaurants. Plans also include an open-air nightclub constructed of recycled shipping containers to complement the industrial strip along thr river.

Scranton Flats/ Towpath Trail continues green space growth The former East Ohio Gas building, Downtown’s first modernist office tower, has opened doors to its new residents. DCA assisted in facilitating State Historic Tax Credit funding to secure project financing in 2012 and in April the project was highlighted on the front page of the WSJ for its repurposing of a former office building. The Apartments opened its first phase with nearly 50% of the project pre-leased. The final phase will open in April 2015. Phase 1 opened in June, 2014
Urban Farmer, second location in US, now open for downtown’s residents, visitors and office workers Downtown Cleveland continues to grow its destination culinary scene, with the addition of Urban Farmer, the restaurant’s second national location, first outside of Portland, Oregon. The modern Cleveland steakhouse, located on the corner of Superior and E.6th, is part of the $70 million Westin Hotel redevelopment. The restaurant boasts personal relationships with local farms, ranches and fisheries, and Butcher’s cuts of heritage-breed beef takes the spotlight. Breakfast and lunch are served weekdays, with dinner service seven days a week. Weekend brunch has become an instant success with Downtown residents and the local market.

Stage two of the Towpath Trail, also known as the Scranton Flats section, neared completion in the second quarter. This new, near one-mile of path provides another link towards connecting downtown to over 85 miles of public green space spanning south of Cleveland. The complex and vital project, led by Canalway Partners, aims to complete the final two mile connection into downtown by 2019. Stage two of the trail opened to the public in early July.
North Coast Harbor Transient Marina opens to boaters and pedestrians The City of Cleveland opened a brand-new 53-slip marina to the boaters of Lake Erie in June 2014. This new amenity at North Coast Harbor provides direct access to downtown’s waterfront. The marina also offers paddleboats, jet ski and kayak rentals through the Rock & Dock, accessible through the marina’s entrance north of the Rock Hall. Downtown Cleveland Alliance, in partnership with the City of Cleveland, announced the addition of the Blazing Bistro in North Coast Harbor in early July.

Based on projected job growth in Downtown Cleveland, the Step Up Market Assessment identified three niche office opportunities: “Super” Class A, Class A- and B upgrades, and co-working space for entrepreneurs. The successful leasing of over 90 percent of the nearly 500,000 square foot EY Tower illustrates that Northeast Ohio businesses are willing to pay a per square foot premium for modern downtown office space. This dynamic should also create opportunities for Class B buildings with conducive floor plates to modernize and capitalize on demand for downtown office space. The conversion of older office buildings to residential uses continues to impact the office market. Step Up Market Assessment projects that conversions could remove up to 2.8 million square feet of potential office space from the market. Much of this space is currently occupied, creating opportunities for downtown property owners to pick-up tenants and drive down vacancy rates.

Downtown Cleveland’s residential market continued to be the strongest in Northeast Ohio with market rate apartment occupancy reaching 98 percent. Over 1,000 units are under construction and projected to become available by Q3 2016. Over 1,100 additional apartments are in the planning stages. The potential pool for residential development remains deep. The Step Up Downtown Market Assessment concluded that the housing market will be able to exhaust the supply of historic buildings over the next five years, bringing an additional 2000 to 2500 units to market. Exhausting this supply will increase demand for new construction.

The new 484 room, four star Westin Hotel was the marquee addition to Downtown Cleveland’s hospitality market in Q2. The market continued to perform strongly with average occupancy at 75 percent and daily rates rising from $122 to $135. The 1300 hotel rooms, including the 600 room Hilton Convention Center Hotel, under construction were instrumental to Cleveland’s successful bid to host the 2016 Republican National Convention. Next up, the new Metropolitan at The 9, a 150 room Marriott Autograph Collection Hotel, will open in September 2014. Major upcoming events that will drive hospitality traffic include the 2014 Gay Games and the 2015 Rock and Roll Hall of Fame Induction Ceremony.

There’s a new way to get around Downtown Cleveland. Two new ridesharing services, Uber and Lyft, launched in the Cleveland market in the first quarter. Geared toward the Millenial market, the taxiesque services allow individuals to hail a ride via smartphone app and pay for the service via phone, as well. When you need to take a trip outside of Downtown, check out Uber or Lyft to get you there!

DCA AMBASSADORS
INNERBELT BRIDGE PROJECT UPDATE
DCA’s Ambassador programs employs more than 70 hard-working people who are dedicated to keeping Downtown’s streets clean and safe year-round. The DCA Ambassadors can be seen patrolling Downtown’s neighborhoods by foot and by bike, acting as both mobile concierges and an incredible cleaning staff. No matter what your needs are, the Ambassadors are there to assist you quickly and efficiently.
The Ohio Department of Transportation and the George V. Voinovich Bridge Project Team are working to replace the 1959 Innerbelt Bridge with a pair of new bridges named in honor of statesman Voinovich. Crews have completed construction of a new westbound bridge which is currently carrying traffic in both directions until completion of the second structure. Upon completion of the second bridge in late 2016, the pair of bridges will carry 10 lanes of traffic – two more than the previous structure. The project employs hundreds of people and invests over half-a-billion dollars in greater Cleveland. The old innerbelt bridge was imploded as seen below.
