Like the rest of the country, Jacksonville’s commercial real estate industry cratered during the Great Recession, hitting bottom in mid-2010. The rebound since then has showed itself in a couple ways — the success of 220 Riverside, land deals near the St. Johns Town Center — but perhaps most clearly in the growth of Jacksonville’s CRE workforce: The largest CRE firms in

the area have been hiring, and in the past year, new firms have entered the market, including a major national one. The vast majority of commercial real estate brokerage firms saw their headcount grow over the past five years, with total employment at the area’s top 30 firms growing from 271 employees to 441 employees between 2011 and 2016. The number of licensed agents at those 30 companies grew from 118 to 204 in the same period. Since 2013, NAIOP’s local developing leaders program for commercial

Jacksonville is “becoming more and more of a destination for corporate America,” he said, partially because of

the low cost of doing business and the high quality of life. The hiring of more brokers in Jacksonville is a sign of the recovery of the commercial real estate market, Harden said — but “anytime you have national companies entering your city it’s a good sign.” “The volume is there and that justifies the new hires,” he said. “It’s a sign of stability.”

real estate firms has grown by 32 percent, said Christian Harden, senior vice president at NAI Hallmark Partners and president of NAIOP of Northeast Florida, a commercial real estate development association. That program, only open to members under 35, already had 79 people signed up as of the first week of January, Harden said. Meanwhile, new players are seeing the First Coast as a good place to do business: In November, Avison Young — a Canadian firm that’s one of the 25 largest in the United States — came to town. That move was about a year after Hoff & Leigh, a Colorado company that’s been expanding nationally, opened a Jacksonville office. Avison Young entered the Florida market three years ago with an office in Fort Lauderdale. It then expanded to Miami, Boca Raton, West Palm, Tampa and Orlando before opening a two-person office in Jacksonville, said Pike Rowley, Avison Young’s Florida managing director. The two brokers — Ross Carrier and Mark Montgomery — who will be leading the Jacksonville office have both worked in the Jacksonville area before. “I think it will be thoughtful and intentional,” Montgomery said about the office’s growth. “It’s not where we have a bunch of seats that we need to fill. It’s more to find the right people who fit the specialty we might be looking for.” That sentiment was echoed by Rowley, who said many times a new firm will have a frenzy of new hires and have them all compete with each other for business. He said the company plans on using experienced brokers working together. Rowley, a native Floridian with about 30 years in the state’s real estate market, said Jacksonville has similarities to the Fort Lauderdale market he remembers from 20 years ago.
