The included are a representation of our firm’s work on resort hospitality developments locally, nationally and internationally. Our projects adhere to a high level of quality and detail, and have been well received in their local areas. FIRM PROFILE Poss Architecture + Planning was founded in Aspen, Colorado in 1976 and has distinguished itself for the design of custom residences, commercial projects and all areas of resort planning. Our firm is well known for providing professional and thorough service and for maintaining close working relationships with our clients. We are proud to have built a reputation of fulfilling our clients' visions through design solutions that make economic and aesthetic sense. In 2001, Poss Architecture + Planning opened the Poss Interior Design division, whose members brought to the firm a reputation of quality and innovation, as well as a network of resources from their work on projects worldwide. This changed the dynamic of the firm’s structure by teaming architects and interior designers within the same building, allowing the critical coordination between the disciplines to be easily accomplished. Currently, the firm’s staff of 25 employees engages in all aspects of architectural and interior design, with the experience and expertise to visualize, conceive, produce and manage a project from programming to occupancy. The high country communities of the West offer unique opportunities to create structures that capture the essence of a mountain lifestyle. With much of our work located in resort areas nationally, our design philosophy encourages integration of the regional context of the architecture with the landscape, thus preserving the surrounding environment’s natural beauty. Concurrent with that ideal is our obligation to provide a quality design within the constraints of our client's budget. Mr. Poss has an extensive and varied architectural and land planning background. He was educated at the New York Institute of Technology and practiced architecture in New York before being offered a job with The Mitchell Development Company in Houston. Bill was a team architect responsible for the design and development of resort conference centers, and also acted as a consultant with the Company. Bill Poss’s love of the mountains was the motivating force behind his move to Aspen, Colorado, where he founded his own firm in 1976, and still practices today. As Bill Poss’s reputation for quality design and client service grew, his firm expanded into other project types, including executive resort conference centers, commercial infill, and more recently, master planning and design of golf and ski resort ventures, including hotels and hospitality projects. Today, Poss Architecture + Planning has established a national reputation for work throughout Colorado, Montana, New Mexico, Wyoming, Mexico, Caribbean and Moscow, Russia. Mr. Poss’ design philosophy varies from project to project, depending on the physical elements and client’s needs involved. There is a strong commitment towards regional context/landscape integration with the architectural design of the project. As the managing partner, Mr. Poss takes a personal interest in all Poss projects and works closely with the assigned team to insure a seamless product.

After graduating from the University of Colorado in 1972, Les Rosenstein remained in Denver and partnered with a colleague to form the R&R Construction Company, which renovated old homes into multi-family dwellings. The projects required extensive construction including new wiring, plumbing, and the addition of second and third stories to the existing one-story facilities. This experience led Mr. Rosenstein to a Project Manager’s position at J.R. Wheeler and Associates, which required close coordination with in-house civil engineering staff and city planning departments for the design of several planned unit developments in the Denver Metropolitan area. In 1980, Mr. Rosenstein was employed as Director of Operations for Kirkham Michael and Associates, an Architecture, Engineering and Surveyor firm where he managed operations relating to architecture, land development and administration. Mr. Rosenstein gained experience in managing a wide range of project types, from single-family residences to the 270,000 square foot MCI office building in Greenwood Village, Colorado. Mr. Rosenstein also made significant contributions to the programming of the 140,000 square foot addition to the Information Handling Services Building in Inverness Park, Colorado. In 1987, Mr. Rosenstein moved to the mountains, working for Hagman Yaw Architects for 3 years. During that time, he completed a Continuing Education program in Construction Observation and Field Administration at the University of Wisconsin. In 1990, Les joined the firm of Poss Architecture + Planning as an Associate, and became a Principal of the firm in 1998. During this phase of his career, Mr. Rosenstein has headed up significant projects such as: the Hyatt Grand Aspen Hotel, three separate luxury townhome complexes as part of the Maroon Creek Club development, the award-winning Leff and Goldberg Residences, and the Piano Creek Ranch golf and fishing resort in Pagosa Springs, Colorado.

Mr. Weil has resided in Colorado for 35 years and has built his career around projects located in resort areas of North America. He settled in Aspen during his post-university years, working for HagmanYaw Architects on his first commercial projects, the Semiamoo Resort in Blaine, Washington, and the Snowmass Club in Snowmass, Colorado. This experience led him to the firm of Poss Architecture + Planning in 1985 where Mr. Weil has participated in the planning, design, preparation of contract documents, cost analysis and field observation of many projects. These projects have given him diverse experience in all aspects of architecture, and include single-family residences, townhomes, condominiums, retail and commercial projects, hotels, medical and educational facilities. Mr. Weil has been a part of a number of multi-disciplined design teams and is experienced in coordinating the input of many consultants, both aesthetic and technical, into one finished project which most efficiently satisfies the requirements of the client. His experience of working with clients during the earliest planning stages ensures that, once completed, a project will achieve the goals originally established. His commercial and resort project list in Aspen includes: Pitkin Center, Boogies Diner, the Hyatt Grand Aspen Hotel, and the Residences at the Little Nell. Residences include: the Rose Residence, Pfister Ranch, the Gold Residence, the Gentry Residence, the Dubofsky Residence, and the Finger Residence.

Mr. Wisnoski has a diverse background in architecture, interior design and planning. His project experience includes all phases of design development and documentation in both commercial and residential design projects in Texas and Colorado. His position and responsibilities in past projects has allowed him to develop a broad base of knowledge in all areas of the architectural profession by participating in every phase of the architectural process. His past projects also include several building types, single-family residences (custom and speculative), townhomes, retail and commercial projects, office buildings and corporate offices. Mr. Wisnoski’s experience in both areas of architecture and interior design has instilled an important understanding of how a good building works inside and out. His experience has also developed a strong motivation towards professionalism and process oriented project management which he feels ultimately leads to clear and efficient execution of a client’s project. Mr. Wisnoski’s commercial and resort projects in the Aspen area include: the Maroon Creek Club Townhomes and Maroon Creek Employee Housing, the Owl Creek Townhomes, the Hyatt Grand Aspen Hotel, and the River Valley Ranch Master Plan and Imagery. His Aspen custom residential list includes: the Ponds, the Goldberg Residence, the Halle Residence, and the Lauder Residence. Andy has worked for Poss Architecture + Planning since 1989.

Mr. Ridings’ broad experience in resort-based architecture includes single-family residences, multifamily developments and resort club architecture. His recent focus on this type of vernacular gives him unique insight into the challenges associated with building in the mountains.

Growing up in Independence, Missouri, Chris’s family dedicated their family vacations to the mountains and skiing. Chris grew up with an appreciation for and understanding of mountain communities, and was able to identify with the lifestyle that they represented. After graduating from the University of Kansas, his primary desire was to make Colorado his home. Chris found work in construction, and spent three years in the field where he gained valuable insight into the construction process, its relationship to architecture, and the communication required for good teamwork. Following a desire to have a bigger impact on the end result, Chris then moved into architecture, and worked for a few local firms before deciding he wanted to be associated with Poss Architecture + Planning in 1993. Since that time, Mr. Ridings has experienced project development at all levels, from field work to project management, built onto his solid background in construction. His personal philosophy incorporates the belief that excellence in architecture is the result of team effort within the project management group, and, as important, thorough communication between architect, client, and contractor. Mr. Ridings’ resort and residential projects since working for Poss include: all components of The Roaring Fork Club, The Waterman Residence at the Roaring Fork Club, Eagles Nest Cottages at Aspen Glen, the Reiss Residence, the Morrow Residence, the Braun Ranch, and Big Hat Ranch.

Mr. Holley’s range of experience includes large scale planning, airport and museum design development, along with resort and residential design and management. These projects include work throughout the United States, Europe and the Middle East.

Mr. Holley’s professional development began in the architecture offices of Robert A.M. Stern in New York, where he gained experience in resort development and commercial planning through his work on projects for both the Disney Corporation and Squaw Valley USA. He later came to work in the offices of Helmut Jahn in Chicago where he collaborated on several airport and office complexes such as O’Hare and Jeddah International Airports and the Sony Center in Berlin. Through these projects Mr. Holley refined his knowledge of large scale planning and design; however, he began to desire a more humanistic scale and approach to his practice of architecture.

In his search for a personal approach to architecture, Mr. Holley moved to Aspen and joined Poss Architecture + Planning in 1994. Since joining the firm he has partnered in numerous projects contributing to the architectural fabric of Aspen and the Roaring Fork Valley, including employee housing, commercial infill, residential design, and historic preservation. Mr. Holley actively pursues a philosophy of creative participation, interaction, and personal growth in his design and management of projects. Examples include: 409 East Hopkins (Aspen HPC Preservation Honor Award and Colorado Preservation Statewide Honor Award), Maroon Creek Employee Housing, CWA Employee Housing, River Valley Ranch Master Plan, the Snowmass Center Redevelopment, the Moses Residence (AIA Colorado West Chapter Award) and the Rose Residence (AIA Young Architects Award).

ASPEN

The Hotel Jerome offers a luxurious lodging experience in the heart of downtown Aspen, Colorado. The Broadmoor Resort of Colorado Springs has selected the above team to do a complete renovation on the 100 year old hotel and upgrade it to a quality five star hotel. The project will include a complete interior renovation, the addition of a presidential suite, revamping of the terrace pool and an upgrade of the restaurant area.

HOTEL JEROME REMODEL Aspen, Colorado

The Residences at the Little Nell complex was designed to replace an entire downtown block of older, nondescript commercial and residential structures that were built over the entire period of Aspen’s development as a destination resort. As an infill project in a high profile area, the complex needed to convey the elegance appropriate to a world-class resort, while still paying homage to the mining history of the site.

RESIDENCES AT THE LITTLE NELL Aspen, Colorado

The St. Regis Remède Spa has a sense of place, and belongs within the context of its luxurious surroundings. The interior spaces of the spa are evocative of the mountains and mountain vernacular in a subtle and sophisticated manner, while the use of color and materials creates a warm and inviting environment without relying on conventional design.

Renovation work at the St. Regis Aspen included a complete refurbishment of several Guest Bedrooms as well as the design and construction of a new luxury Spa. These renovations bring an extra flair of elegance to the mountain ideal of interior design.

ST. REGIS GUEST SUITES Aspen, Colorado

The renovation and remodel of the Sky Hotel is a total update on an existing building. The new hotel will have 90 guest rooms, lobby, bar, lounge, restaurant, fitness room, spa, and ski rental shop. The design is contemporary and still relates to the mountain town that surrounds it.

SKY HOTEL RENOVATION Aspen, Colorado

Navigating the natural grade along the Roaring Fork River at the top of the Rocky Mountains, this Jack Nicklaus Signature Golf Course is rare among private clubs. The club’s 282 acres are rich in history and memories of early settlers: of ranching and log structures. The club structures are designed to resemble their environment with large hand-hewn timbers, spacious outdoor porches and native stone chimneys.

ROARING FORK CLUB Basalt, Colorado

The Roaring Fork Club features 45 member’s cabins. Twenty-five of the cabins are individually owned, with the remaining twenty structured in a fractional ownership program. Each cabin also includes extensive timber framed porches to invite residents outside to sit and view the golf on the course or to enjoy an evening fire.

The Lodge at Aspen Mountain is located at the base of Aspen’s original ski lift and intended to revitalize the western portal to Aspen Mountain. This proposed five-star project will be comprised of twenty-five fractional units and one hundred lodge rooms. On-site amenities will include a pool terrace, full swim spa, and apres ski bar.

LODGE AT ASPEN MOUNTAIN Option A Aspen, Colorado

The Lodge at Aspen Mountain is located at the base of Aspen’s original ski lift an intended to revitalize the western portal to Aspen Mountain. In order to allow a large project to fit into a neighborhood comprised of smaller buildings, The Lodge at Aspen Mountain will be visually broken down into several smaller components. Each of these “buildings” will have its own character. The roof forms are large and sheltering, giving the project a strong sense of grounding.

The South Aspen street townhomes consist of 3 tri-plexes and a 5-plex containing 14 free market units of approximately 76,000sf with partial underground parking of approximately 16,000sf. The project also includes 10 affordable housing units on site with 8 affordable units off site.

Located at the base of Aspen Mountain, this project covers two prominent sites with ski access. The Top of Mill site includes 13 high-end residences in multi-family, duplex and single family units. The Grand Aspen is a 150 room hotel with fractional ownership units available.

SNOWMASS VILLAGE

Terraced construction on steep slopes reflect the aspects of many mountain towns. The Village Concept is conceived in this same vein, comprised of several structures that are conforming to the slope of the mountain. This approach helps to create a distinction between each buildings’ function and helps breaks down the scale of the project.

VILLAGE CONCEPT AT THE SNOWMASS CENTER Snowmass Village, Colorado

The goal is to transform this unique site into a focal point and identity piece for this mountain resort town. The architecture is inspired by America’s National Park’s Great Lodges. The Snowmass Center shall become a landmark and an icon for Snowmass Village just as the historic Great Lodges are landmarks within the National Parks in which they reside.

GREAT LODGE AT THE SNOWMASS CENTER Snowmass Village, Colorado

The redevelopment of the Snowmass Center is anchored by a Mandarin Oriental Hotel. An exclusive 5 star hotel of which less than 16 exist throughout the world. The hotel consists of fractionally owned units, whole ownership units, spa, 200 hotel rooms, restaurant, ball rooms, pool and other typical amenities. The Snowmass Ski Resort resides on the facing mountain across from the hotel. Views of the resort are seen from much of the hotel and outdoor pool area.

MANDARIN ORIENTAL HOTEL Version 1 Snowmass Village, Colorado

This is the 2nd design interpretation of the Mandarin Oriental Hotel also followed the conceptual direction of its natural context. The juxtaposition of transparency and solids helped define the shifting planes and elements. This not only mirrored the planes of shale but also the interaction the shale bluff has when transitioning to the aspen grove.

MANDARIN ORIENTAL HOTEL Version 2 Snowmass Village, Colorado

The aesthetic for the 3rd design concept for the Mandarin Oriental Hotel depicts a more simple and modern approach to the architecture. Following the concepts of the Aspen grove, the Canyon and the Shale Rock set forth in previous designs the hotel exhibits two contrasting elements and materials. This is represented by the vertical lines of the Aspen grove contrasting with the horizontal plates of the shale rock outcropppings while both are separated by the void of the canyon.

MANDARIN ORIENTAL HOTEL Version 3 Snowmass Village, Colorado

NATIONAL

The concept for the Lodge on Biltmore Estate was to create a lodge structure with enough historical references to invoke images steeped in the traditions and ideals of the Biltmore Estate, and a building that might have been used by invited weekend guests of the George Vanderbilt family. Located in the agrarian section of the estate, the architectural character draws its influences from materials used on structures in this part of the estate. This 4 to 5 star facility is approximately 150,000 square feet consisting of 200 guest rooms, full service restaurant and bar, conference rooms, outdoor event lawn, and a 9,500 square feet spa facility, including pool terrace and private spa terraces.

LODGE ON BILTMORE ESTATE Asheville, North Carolina

The Beach Club, The Villas, and the Build to Suit Residences at Botany Bay fit in harmoniously with their surrounding environment while simultaneously respecting and preserving natural beauty. The Beach Club has a magnificent, multi-tiered, infinity-edge pool, a casual bar and grill and terraces that spill out to open lawn areas then down to the sea. Located on one of the most special places within The Preserve, The Villas are arranged at varying levels around the knoll at the highest point on the property. On this dramatic reach of land, each of these thirty homes is very privately situated, lushly landscaped, and offers 270-degree panoramas of the beautiful slopes and azure blue waters surrounding the islands, which dot the Caribbean Sea and Atlantic Ocean. Truly, these homes blur the line between sky and sea.

KETCHUM LODGE Ketchum, Idaho

The Lodge at Chama is one of the world’s foremost, yearround outdoor sporting retreats, occupying 36,000 acres in the San Juan Mountains of northern New Mexico. The program for the expansion of the existing lodge consists of creating a 15,000 square foot space for a great room, dining area, conference facilities and ten new guest suites. The program also calls for the renovation of the facility’s original guest suites and entry area.

LODGE AT CHAMA Chama, New Mexico

Located in west central Washington State near the town of Roslyn, Tumble Creek at Suncadia is a private golf club within a dense evergreen forest. The clubhouse is sited on a bluff overlooking the finishing holes and the Cle Elum River. The clubhouse complex is organized into a four-building cluster to reduce massing and visual impact. Included are clubhouse spaces: locker rooms, pro shop, exercise spaces, pools, tennis courts and cart storage.

TUMBLE CREEK RESORT Roslyn, Washington

The Cabins at Tumble Creek are located within the Suncadia Resort Development in Roslyn, Washington, about 1.5 hours outside of Seattle. This project consists of approximately 60 to 70 free-market, single family resort cabins with three different plan types. The architectural planning is based around a causal but elegant indoor/ outdoor lifestyle with an open great room and large outdoor porches with outdoor fireplaces.

The Snake River Sporting Club features homesites nestled between the mountains and the Snake River, offering countless opportunities for adventure and enjoyment in this mountain getaway. The Members’ Lodge, home to fine dining, the pro shop, luxurious locker rooms and the Club management offices, will be the heart of the community. The Silvertip Golf Resort is located near Banff Springs, Alberta in Canada. The master plan for the resort includes a Clubhouse, Lodge, Conference Hotel, and single and multi-family homes. The architectural theme for the development will be modeled after the Clubhouse, which will invoke an atmosphere reminiscent of the great lodges of the National Parks.
