Which Social Media Channel is Right for You? Which platform(s) is right for your business? First, a few tips: 1) only choose channels you enjoy, 2) don’t start a social media network just because it is new, and 3) don’t try to be on every channel. Here are six of the top channels and a little bit about each to help you make a decision:

1. FACEBOOK: Still the most popular platform, Facebook has over 2 billion monthly users1. Most of your audience is on Facebook regularly, plus it is easy to use. Unfortunately, to guarantee your posts are seen by the right people, you may need to pay (or boost) posts. Luckily it is easy and inexpensive.

4. TWITTER: Twitter is an amazing platform and incredibly valuable for news and engagement, but has been losing users in the past two years. If you are active user and enjoy this short-form platform, then it can be very valuable. If not, then stick with Facebook, LinkedIn, or Instagram.

2. INSTAGRAM: Instagram’s just surpassed Snapchat’s daily users2. There are 95 million photos and videos shared daily. All this adds up to a very powerful platform. Get followers by sharing a combination of beautiful property photos, local and lifestyle photos and following/interacting with local influencers. Ads are inexpensive and can be managed through Facebook. The only drawback is you must share posts via mobile.

5. PINTEREST: If you enjoy Pinterest, then add your listings, blogs, real estate and home design ideas to Pinboards to help build relationships. This is an excellent platform for exposure, but it has not been proven to have high lead conversion for real estate.

3. LINKEDIN: LinkedIn is amazing for sharing milestones and staying in front of connections. Make sure your profile is filled out, and includes your specialties and coverage area; also request clients and colleagues as connections. This is not the network to share your properties. Instead, share your knowledge about the local real estate industry.

6. SNAPCHAT: If you enjoy Snapchat, then go for it! But note, the primary audience is 18-24-year-old females and even the largest brands have difficulties effectively measuring marketing objectives on Snapchat. There isn’t enough data yet. Perhaps, try Instagram Stories instead.

3 Ways to Promote a Property on Social Media (Without Being Annoying) We’ve all seen someone share listing after listing after listing to their social media channels. Do you just ignore their posts and treat them like spam? That’s what consumers do, too. Social media is about a conversation and telling a story. Instead of just sharing links to properties, try some of these ideas to get more engagement: 1. Tell the story of the home. Show features you are genuinely interested in and it will pay off. Share photos/ video showcasing the specific feature that makes a home special: impeccably designed bathroom, the view from the living room, the 75 feet of shoreline, etc. 2. Go behind the scenes. Doing a photoshoot for a property? Take photos of the photographer setting up a beautiful shot and use it as a teaser. For example, “A downtown condo with modern clean lines, close to shopping and restaurants and hitting the market in just 1 week.” Or try sharing an image of a front door or a close up of a feature and simply say “Coming soon in city/neighborhood!”

3. Video, video, video! Did I mention video? Apps make it easy to create short, fun, effective videos highlighting the best features of a property. Here are a few video apps to try: Ripl, Boomerang/Hyperlapse for Instagram, PicStitch, PicPlayPost and/or iMovie. There are also live video capabilities built into Instagram and Facebook like ‘Stories’. Try doing a live video tour or talking about a topic while in a listing. Break through the clutter of listing after listing - and have some fun, too!
