Social Media Digest September 2016

5 Ways to Digitally Connect with Millennials Millennials made up 35% of all buyers in 2015 and were the largest group of recent homebuyers for the last three consecutive years.1 They are your new buyers and sellers, so you need to know how to communicate with them digitally. They are still on Facebook. According to a study by the American Press Institute, 88% of millennials get their news from Facebook.2 Even though numbers of young millennials signing up for Facebook has dropped slightly, they are still logging in regularly to keep up with family, friends, news and to follow brands. 84% of millennials follow brands on Facebook, compared to only 40% on Instagram.3 Messenger apps are popular because of privacy. It’s always a good idea to ask new clients how they’d prefer to communicate. Previously you’d ask, do you prefer a phone call or email? The lingo has changed, now it’s: would you prefer phone, email, text or messenger? Privacy is a major concern to many millennials, as is instant communication, so messenger apps like WhatsApp are popular. Provide genuine, useful content. It isn’t enough to be on social media, you need to share content (blogs, articles, video or photos) that is of value to them. It should inform and/or entertain. Millennials don’t want to just see a list of all your properties, they want to know how they can buy a house while they have student loans or what neighborhoods are trendy. They want your expertise, not your inventory.

Share your local community involvement. Millennials have been found to have deep local and civic minded ties. Showing your local or charitable work through social media is a great way to showcase something you’re already doing while reaching out to millennial clients. Video is where it’s at for millennials. 80% of millennials find video helpful before making a purchase decision, which can translate for you into showcasing the real estate process, neighborhoods or home tours via video. However, don’t be all about sales, 2 out of 3 millennials lose interest in a video that seems too promotional.4

Top 3 Mobile Messenger Apps Mobile messaging apps grew out of millennials’ obsession with texting and privacy, but now they are quickly replacing texting because of their versatility. From instantly sending videos and gifs to fun images with stickers, these apps have changed the way we communicate. So, when you’re talking to clients and ask them how they’d prefer to be contacted, don’t be surprised if they mention an app! Here are some of the top messaging apps in 2016. WhatsApp WhatsApp is available on virtually any type of smartphone and on browsers, too. It is easy and allows you to send video, images, links, media messages and share locations. It now also has a voice calling feature.

Facebook Messenger Messenger is a sister app to Facebook and available on virtually any smartphone, tablet or browser. It also enables users to share images, links, text, stickers, gifs, video calling and recently launched instant video. Instant video allows you to add live video inside the chat.

SnapChat People think of SnapChat as social media, but it is first and foremost a messaging app. This app appeals to younger users because of the fun filters and the fact that snaps only last for 10 seconds after viewing, then self-destruct. This universal app is available on iOS or Android.
