Where an automatic or manual fire alarm system is in place, such system shall be maintained in operating condition. Where an automatic extinguishing system or standpipe system is in place, such system shall be serviced and maintained in operating condition (inspected/serviced quarterly, re-certified every 5 years for fire sprinklers). R-2.3 REQUIREMENTS A minimum of two remote exits are required. All exit doors must provide a continuous path to the street. Gates blocking exit paths to the street must also comply with the requirements for exit doors in width and locking hardware. Corridors in R-2.3 shall be 60”. Corridors in R-2.3.1 shall be 36”. Where non-ambulatory clients are permitted, approved ramps are required when the change of level exceeds ½ inch. All exit doors must be openable from the inside without use of a key or special knowledge. Where panic hardware is installed there shall be no other locks or latches. Minimum of one manual pull station is required. The fire resistive wall separating the garage from the house shall be maintained in good repair and the door maintained selfclosing with a tight latch. Bedridden clients shall not be located above the first story. Client room doors shall be 1-3/8” hollow wood, self-closing, positive-latching and provided with a gasket. Doors shall be maintained self-closing. Every (apartment and every other) sleeping room shall have access to not less than two exits when the O/L is 10 or more. An automatic fire sprinkler system shall be installed.
