General This budget proposal is based on the following assumptions and clarifications outlined below. Based on mutual and agreeable contract terms. Valid for 30 days Based on union labor. Based on enclosed project schedule dated December 10, 2018. The construction schedule is contingent upon availability of materials and Owner furnished items. Based on drawings, specifications (as referenced in Document List dated 9/4/2018), RFI Responses through 01/06/2017, and these Assumptions & Clarifications. We have not accounted for interpretation of the documents for work not explicitly drawn, quantified, as well as existing conditions not shown. Unless further clarified herein, if there is a conflict on the drawings this proposal includes the lower duty. Excludes costs for 3rd party inspections, filing fees, expediting fees, building permits or overtime permits. Pick-up of permit from D.O.B. is included. Assumes that external agencies having jurisdiction, such as the Building Department, Department of Health (as applicable), Fire Department, etc. will provide services and inspections consistent with Superstructure Construction project schedule. Excludes handling or removal of asbestos, lead base paint, mold, hazardous or contaminated material. Owner Insurance Requirements have not been provided at time of bid/award. Insurance is based on Superstructure requirment and/or industry standards. Assumes subcontractors to provide Corporate insurance. Subsequently, all subcontractor labor rates as included in the Final GMP agreement include general liability and worker's compensation markups. Assumes Builder’s Risk Insurance Policy is not included. Upon client request, a policy quote can be provided by Superstructure Construction.
