A SPECIAL MESSAGE FROM THE DIRECTORS Dear Community Members, Adult Education has taken a few twists and turns in the last five years. We feel fortunate every day that we continue to be able to function as a strong organization focusing on the needs of our adult community. Although we have suffered severe budget cuts, we are looking at a brighter future as the state of California has recently designated funding for adult education through a consortium model with community colleges. This is a positive step, aligning educational pathways for adults that will lead to higher education and careers. We mentioned in the last catalog that we have refined our mission statement. We are now working on updating our School Wide Learning Outcomes focusing on what we want students to know and be able to do as a result of taking classes with us. The student learning outcomes are listed below. We welcome your comments about them. As the weather gets warmer, we hope you will take advantage of the many different water classes we offer. Thank you for your continued support. Rochelle Kelly and Kathy Martarano

Mission Statement The mission of Santa Clara Adult Education is to empower adults of all ages and abilities to succeed in an ever-changing world.

Student Learning Outcomes Students will achieve a measureable increase in knowledge and skills in their area of study. If you have experience owning single family homes as an investment and want to increase your cash flow, the next step for you may be in multi-family housing! Many investors acquire multi-family properties to diversify their portfolio and reduce risk of vacancy, while increasing cash flow. Cash flow on a multi-family is always greater than that of a single family home. Here are a few points we will cover: • Which markets are RIGHT and which are WRONG for Multi-Family properties • Why there is less competition • How multi-families can increase your net worth • Financing for multi-family properties • Tax advantages • Economies of scale • Hiring the right property management team One of the advantages of getting into multi-family homes is that there is a lot less competition than there are in single family houses. How to Profit from the Bakken Oil Real Estate Boom

Do you ever wish you’d been around for the California gold rush of 1849? Or the Texas oil boom of the early 1900s? Maybe you can’t go back in time, but you don’t have to. The Bakken oil shale boom going on in North Dakota right now is just as big—if not bigger. See why the OIL BOOM has created a JOB BOOM and the JOB BOOM has created a HOUSING BOOM to last for years. The opportunity to be on the front end of a market like the Bakken is awesome. You only get to see it once maybe twice in a lifetime, if you’re lucky. And with an oil BOOM creating a housing market like this it’s more like a 1,000 year storm. This investing environment may never happen again in the history of civilization. You may achieve 14% cap rate and highest cash flow potential than any other real estate markets in the country. A $255,000 property rent for $3,500 to $4,000 per month is not uncommon. For example, a 20% down payment of $55,000 may produce about $2,000 to $2,500 net positive cash flow per month after deducting your monthly mortgage, taxes, insurance and property management fee. The key to financial independence is to first “invest” in your debts by using our simple linear math variable path methodology to eliminate all of your debts in 7–10 years, including credit cards, car loans, student loans, lines of credit, principal home mortgage, and investment property mortgages. Advanced Writing

Good writing requires the ability to compose correct sentences and to organize them logically into paragraphs and essays. The students will improve their writing skills and they will develop greater confidence in their ability to write. Students will be encouraged to develop a personal writing style. In class, students will write different sentences on which they will be given immediate feedback. Then the students will progress to writing paragraphs. Eventually, they will write essays for which they will provide an outline. The essays will be of various forms such as narrative, descriptive, persuasive, and cause-effect. The students will be given assignments which will be corrected and discussed with the instructor on one-to-one basis. Instructor: Kaypaghian Day Time Site Date Sess. Fee TTh
