WELCOME TO MARICOPA
WELCOME TO CITY OF
MARICOPA
A
s mayor, it is my distinct honor and privilege to welcome you to your new home in the city of Maricopa. Maricopa is a beautiful, young city, having been incorporated only a little over a decade ago, in October 2003. As a relatively new city, this can present a host of challenges, but it also presents unparalleled opportunities for growth, expansion and success! As you have undoubtedly seen, Maricopa is a new, thriving and beautiful community, and truly an ideal location to raise a family or retire with purpose. Here we have bustling schools, open parks, great amenities, fun events, safe neighborhoods, connected social groups, new and expanding businesses – you will find there is no shortage of things in which to immerse yourself. Despite all these great reasons to live here, I believe our greatest assets in Maricopa are her residents. I know you will quickly discover Maricopa’s unique sense of community spirit, pride and belonging that is getting harder and harder to find in America today. We have so many knowledgeable, intelligent, kind, generous, caring and friendly neighbors, who are ready to meet you, shake your hand, say hello to you in the grocery store, volunteer or simply lend a hand when needed. Hopefully you will discover what my family and I have come to realize as each day passes. Simply put: We love Maricopa! And I know you will, too. On behalf of the entire City Council, welcome home… and welcome to Maricopa! Sincerely, Christian Price

“Welcome to the greatest city in Arizona. Our goal is to create a thriving city for you and your family but maintain that small town feel!”

MARICOPA’S RICH HISTORY Photos courtesy Maricopa Historical Society
S
ince pre-Columbian times, Maricopa has had three distinct locations, each with its unique history. w Prior to and during the early colonial period, native bands of the Akimel O’odham (Pima) and Pee-Posh (Maricopa) lived in the Phoenix Valley around the Gila River. Relying on native trails and the “good-natured” tribes in the area, a stagecoach route was established just west of Pima Butte connecting Tucson with Phoenix. Along that route just south of the Gila River, about eight miles northwest of the current city limits, a relay station was built. Settlers called the stop Maricopa Wells after the O’odham word for the Pee-Posh people. A steady supply of fresh water made it a desert oasis fed by wells reaching into the underground Gila River. When Arizona became a territory in 1863, there were only three communities in the state with considerable size — Tucson, Prescott and Maricopa Wells.

New Residents Guide 2017 | InMaricopa.com
Prior to the construction of the Southern Pacific Railroad, Maricopa Wells was a major supply post on the Transcontinental Mail Line and Butterfield Overland Stage Mail Line. Upon completion of the SPRR in 1879, the post was moved south to meet the tracks at its second home — Maricopaville — about 3.5 miles west of its current location. Maricopaville suffered a short life, lasting only about seven years before being moved to its third and final locale. There were intentions to build a second rail line to connect Maricopaville to Phoenix (M&P Branch Line), but residents in Tempe became upset by the prospect of being excluded from access to the north-south line. In 1886, their noise eventually forced the M&P Branch terminus (Maricopa Junction) east to where the city of Maricopa is today. In 1887, the first M&P train went into operation, and a year later the Maricopa post office opened.
FREE DELIVERY!* Shortly after Maricopa found its new home, Maricopaville succumbed to the flames of a destructive fire, taking most of its buildings and homes, and sending its few inhabitants east to Maricopa Junction. Over the next 35 years, Maricopa Junction experienced modest prosperity building churches, a hotel and schoolhouse. In 1912, under President Taft, the federal government established the Ak-Chin Indian Community just south of Maricopa Junction. Less than a year later the federal government shrunk the reservation by half due to opposition from area farmers. The population of Maricopa in 1920 was 381. In 1930, in the first year of the Great Depression, that number was reduced to 143. Later, in 1935, The M&P Line closed its doors, and, over the following decade, struggled with the effects of the Depression and then a war-time economy. After World War II, the community began to again experience modest growth, even expanding the schoolhouse to accommodate the growing population. Over the next 60 years, some of the most well-known Maricopa families — Smiths, Farrells, Andersons and Burks — moved to the community and established their roots. In 1995, State Route 347 was finished, paralleling the old M&P Branch Line. The City of Maricopa officially incorporated in 2003. In less than 15 years, Maricopa’s population grew from just over 1,000 to more than 43,000 in 2010. Today, the population approaches 50,000.

Welcome to Maricopa
E
very time I see a moving van in our neighborhood, I get excited. New people bring new energy, vitality and new ideas to our community. Let us be among the first to welcome you to our great city. We’re so pleased to have you as our new neighbors and we hope you will enjoy living here in Maricopa. This welcome is designed to provide you with an introduction to the diverse healthcare services close to home. Banner Casa Grande Medical Center (BCGMC) is a 140-bed community hospital providing comprehensive health care to many cities in Pinal County, including Maricopa. We are deeply committed to the Banner Health mission: “Making healthcare easier, so life can be better.” We have compassionate and caring staff that strive to provide each patient with exceptional service and an outstanding healthcare experience. Banner Casa Grande provides quality care in the following areas including: • Emergency care • Cardiology • Surgery • Banner Core Orthopedics • Intensive care • Obstetrics & Level II Nursery • Inpatient and Observation
In addition, the hospital offers private patient suites. Residents and visitors have access to the latest medical procedures and state-of-the-art equipment. The hospital boasts an impressive lineup of services not traditionally found in smaller community hospitals, including: • A Wound Center with two hyperbaric oxygen chambers and other advance treatments for hard-to-heal wounds

New Residents Guide 2017 | InMaricopa.com
• An accredited Sleep Lab with rooms designed like a bedroom to make patients feel at home • Inpatient and outpatient surgical and orthopedic services • A gastrointestinal and endoscopy lab • A full-service laboratory • State-of-the-art outpatient imaging at the Banner Casa Grande Outpatient Imaging Center • Comprehensive rehabilitation services featuring physical, speech and occupational therapies Also located on the Banner Casa Grande Medical Center campus is Central Arizona Breast Center, which offers patients services to maintain optimal breast health. Medical experts here provide digital screening and diagnostic mammograms (including 3D), as well as breast ultrasound, breast MRI and breast biopsy. In addition, a dedicated breast care coordinator helps patients with any testing or surgical referrals to ensure timely appointments and make sure there’s no gap in your care. We aim to meet the demand of our growing communities. That is why Banner Casa Grande Medical Center built a brand new 27,800-square-foot Obstetrical Care Unit. This unit features the highest level medical technologies for these services, ensuring a safe and nurturing environment all while delivering expert care for babies and their parents. Current maternity services at the hospital offer all private labor, delivery and recovery rooms for both mother and baby including a level II nursery with 24/7 Neonatal
Nurse Practitioners. Other services offered include childbirth and breastfeeding classes for both patients and those who live in the community. BCGMC also offers a retail pharmacy that services patients, hospital staff and the general public. The 600 square foot Banner Family Pharmacy opened at the hospital in 2016 and offers affordable and competitive prices, as well as convenience. Prescriptions can be picked up on-site or mailed to a patient’s home. Close collaboration between the pharmacy and Banner’s health care providers ensures the best and safest treatment methods for the patient. Banner Family Pharmacy accepts most insurance plans. “We couldn’t be more proud to offer this service to the Casa Grande community,” said Michael Young, Director of Retail Pharmacy Services. “Our patients and customers can have peace of mind they’re receiving high-quality pharmacy care and our expert pharmacists are more than happy to answer their questions about medications.” Banner Casa Grande Medical Center uses a comprehensive and dynamic Electronic Health Record to better facilitate communication between medical providers and between medical providers and their patients. The Electronic Health Record increases the hospital’s quality outcomes leading to increased patient satisfaction, and enhances patient safety. One of the best indicators of this is the low rate of healthcare-associated infections, for which Banner Casa Grande ranks better than the state and national infection safety standards.
Recently, Banner Health expanded its TeleICU and TeleBehavioral services to Casa Grande. Through these services, the bedside care team can ask for help from the Telehealth team, who are located in a remote operations center. TeleICU is staffed around-the-clock by critical care physicians (intensivists), acute care nurse practitioners and nurses. Two-way audio/ video in every ICU patient room allows the TeleICU team to communicate in real time with the patient, loved one, or the bedside care team. Similarly, the TeleBehavioral Health program allows Emergency department patients with behavioral health issues to visit with a behavioral health provider via a secured video link. Using TeleBehavioral Health, an Emergency physician can request a consult from a behavioral health provider. Once the secure video link is established, the provider works with the physician to assess, the patient and create a treatment plan. This program addresses a national shortage of behavioral health services and streamlines Emergency department care. Exceptional medical services are important to our local communities. Banner Casa Grande’s 24-hour Emergency Department is staffed by Board-Certified Emergency Physician’s through TeamHealth. To support these physicians, Banner Casa Grande has a TeleNeurology and TeleStroke program associated with Specialists On-Call. The program provides immediate stroke services, avoiding costly
transfers and time delays for patients. In addition, the hospital’s interventional cardiac program allows patients suffering from a heart attach to be treated locally in 65 minutes, which is 25 minutes faster than the national gold standard of 90 minutes. The hospital’s Emergency department strives for patients to be seen by a doctor within 30 minutes of arrival. The hospital serves as a base station, providing medical direction to about a dozen emergency service providers and 300 Emergency Medical Services personnel in Pinal County. Through partnerships with AirEvac and Southwest Ambulance, there’s a medical helicopter stationed at the hospital and an RNStaffed ambulance.
If residents have a non-emergency illness, the Urgent Care at Banner Casa Grande meets the demands of the community for after-hours medical care. The Urgent Care, located northwest of the hospital at 1676 E. McMurray Blvd, is open seven days a week from 8 a.m. to 9 p.m. You can now schedule your appointment to decrease waiting time through Banner Urgent Care. Banner Casa Grande Medical Center is your partner in the community, providing healthcare, education and information to all of our residents. You can visit our Maricopa Clinic located behind Wal-Mart in Maricopa and Banner Casa Grande Medical Center, which is a short drive from Maricopa. We would be happy to answer any questions you or your family have and get to know you better. For more information, please visit www.Bannerhealth.com/CasaGrande or call Rona Curphy, CEO at (520)381-6519. Once again, welcome. We are pleased to have you as neighbors.

REAL ESTATE MARKET WATCH
T
BY PAT LAIRSON
he city of Maricopa is certainly on the map for many homebuyers as an affordable, safe and attractive place to live. For these reasons, and as prices go up all over the Valley, there is increased demand for houses in Maricopa.
January-July 2017 2016
Median price
$193,416
HOA homes sold 1,080
$176,041 1,061
Current In terms of number of houses sold and average sold price, 2017 has already proven to be a great year for Maricopa real estate. Here are some current numbers to educate you on the Maricopa real estate market. Looking at the first 6 months of 2017, the median price of homes sold is already an average
of 9 percent higher than last year. The current median price of a home sold during this time period was $193,416, compared to last year with a median price of $176,041. The number of homes sold in 2017 through July, is about 1,080 single-family dwellings in an HOA subdivision. Inventory is holding at about a 60-day supply of homes, which is considered somewhat low. New-builds are not always included in these figures, as only spec homes are usually added to the Multiple Listing Service. There has been a substantial growth with new builders continuing to build and buying up empty lots in various subdivisions. Fulton for example will be building approximately 400 new homes in Glennwilde, while DR Horton covers the remaining empty lots in that subdivision. The rental market is going up, too. Inventory
has held steady at just under 30 rental homes available at any given time in 2017. The average rental price is $1,180 a month. Many homes are getting multiple applications. There is still a loan program available that can help renters become homeowners by offering a no-down-payment assistance option. This is helping renters with good credit but limited funds become homeowners in this competitive rental market. Future The real estate forecast from many real estate sources for 2018 is still very positive. Home prices are predicted to rise at a steady but reasonable pace. Interest rates may continue to rise but at a modest pace as well. The demand for housing is predicted to continue in the Phoenix area overall, according to the Home Buying Institute. Maricopa has some wonderful, new, commercial industry coming to help support the residential needs, too. As long as supply remains steady, we should see a year very much like 2017. Fishing Copper Sky
Fishing
Copper Sky Regional Park 45345 W. Martin Luther King Jr Blvd. 520-316-4600
Open from sunrise to 11 p.m., Copper Sky is home to a 5-acre lake stocked with a diverse population of aquatic life. Licensed anglers can take home a daily limit of four catfish, four trout, two bass (13-inch minimum), 10 sunfish/bluegill, 1 white amur (30-inch minimum). Normal statewide limits are applicable to any other species. City park rules prohibit boating, swimming or wading in the water (by humans or pets). Glass containers and alcoholic beverages are also prohibited at Copper Sky Regional Park, unless otherwise indicated for a special event.
species, season and method-of-take, so do your research with the Arizona Game and Fish Department and Bureau of Land Management. When properly licensed and permitted, hunters in the monument could have access to javelina, mule deer, mountain lions, dove and quail. Desert bighorn sheep are also known to live in the Maricopa Mountains, though due to dwindling populations, permits to hunt these illusive mammals have become harder to obtain, with only 80 to 100 being awarded in the state each year through the AZGFD’s lottery system.
Public Shooting Areas Maricopa Shooting Range
Pacana Park
Hidden Valley Road
19000 N. Porter Road
Located on Hidden Valley Road, approximately 1.25 miles south of Farrell Road, is Maricopa’s closest public shooting area. Situated on the eastern slopes of the Palo Verde Mountains, this target-shooting area is open and free to shooters of all ages and types. The secluded site is managed by the Bureau of Land Management, which requires target materials, ammunition casings and all other garbage be properly disposed of properly. Individuals caught littering may be prosecuted.
From sunrise to 11 p.m., licensed anglers can find a diversely-stocked pond with a maximum depth of 11 feet. Depending on the season, AZGF keeps this lake stocked with a mixture of fish allowing for an individual daily-bag limit of two catfish, two trout, one bass (13-inch minimum), five sunfish and one white amur (30-inch minimum). Park rules prohibit boating, swimming or wading in the water (by humans or pets). Glass containers and alcoholic beverages are also prohibited at Pacana Park, unless otherwise indicated for a special event.
Hunting

Ak-Chin Southern Dunes
Sonoran Desert National Monument For Maricopa residents, one of the best places for a local hunt is less than an hour west of the city, in the mountains and valleys of the Sonoran Desert National Monument. While hunting is allowed on much of the nearly 500,000 acres of federally-protected land, it can be limited in certain areas and entirely prohibited in others depending on the
Sonoran Desert National Monument Most of the Sonoran Desert Nation Monument is open for recreational shooting, with the exception of 10,600 acres in the north and northeastern areas that in 2015 was closed off to target shooting because of a “court-ordered analysis of the impacts of such shooting on the Monument.” The prohibited areas amount to only about 2 percent of the total monument. The Bureau of Land Management advises all shooters to follow safety guidelines, and only use firearms as prescribed by federal
and state law. The BLM also requires target materials, ammunition casings and all other garbage be properly disposed of properly.
The Duke at Rancho El Dorado
Camping & Hiking
This par-72 “championship style” course is located in the heart of one of Maricopa’s flagship subdivisions, Rancho El Dorado, The Duke offers its members a top-notch course and Silver Spur Grill right in their own backyard.
Sonoran Desert National Monument Hiking and camping is allowed throughout most of the monument. With nearly 500,000 acres of federally-protected lands, SDNM can entertain novice hikers and adventurous explorers alike. From short, scenic hikes and wildlife viewing, to overnight camping and stargazing, BLM encourages people to explore the numerous hidden treasures of both indigenous and colonial history. BLM advises all visitors to follow park regulations concerning the use of open flame and trash disposal. During the hotter months, April to September, BLM reminds hikers to stay hydrated and always bring a cellular phone in case of emergencies. It is also important to notifying someone of the location of your intended hike.

Although there is no central location for the arts in Maricopa, there are plenty of opportunities to enjoy cultural events in the city. Three dedicated spaces feature artwork from local artists of various media. Musical, theatrical, dance and chorale performances are also a cultural staple in Maricopa and are curated by local artistic organizations. The region’s rich Native American history is displayed on the walls of the Ak-Chin Him-Dak EcoMuseum, and the Maricopa Historical Society works to preserve the city’s past through its monthly meetings and cultural events.

InMaricopa asked readers for their hindsight regarding the research they did or did not do before moving to Maricopa. Below are the top items in order of frequency they were mentioned.
1
Utilities – the cost and quality of service of water, sewer, electricity and Internet – was far and away the biggest surprise for newcomers. In fact, 39 percent of the topics mentioned involved complaints about utilities. “How horrible customer service is from almost every utility or service company,” one reader wrote.
2
The dense traffic (and dense drivers) on State Route 347 comprised 13 percent of the responses. Some said they were moving out of town specifically because of the road. One reader called the highway “a deathtrap.”

WELCOME TO MARICOPA!
The smell, whether from cows, chickens or reclaimed water, did not sit well with 8 percent, according to the responses. Traditionally called “the smell of money,” the occasional wafts from nearby dairies apparently took some by surprise.
4
Slow business development or lack of business diversity was mentioned in 6 percent of responses. Readers complained about too many fast-food restaurants and the small number of major employers.
5
“Too many people” was the complaint of some who have lived in Maricopa for
decades or were among the first to arrive during the housing boom at the turn of the century.
6
The train remains a favorite culprit, whether the long delays caused by Amtrak or the frequent but shorter delays of freight trains. The solution for that is in the making as an overpass is constructed.
7
Great place to live – residents also said they would have moved to Maricopa sooner if they had known how nice the community and its people are. Four percent said they had few or no complaints.

An equal number of ironic readers said they wish they had known how many complainers and “whiners” were in Maricopa.
9
“Dark Sky” lighting in housing subdivisions was a concern of 2 percent, who said the stargazing-friendly light levels make it difficult to see or makes them feel unsafe.
10
Dust and dust storms were not a welcome sight from another 2 percent. Often appearing during the “Arizona monsoon” season, the dust is swept through town by high winds.
